The Fountains at Waterway Square are close to The Woodlands Tinsletown Theater and are a distinctive addition to The Woodlands and augments the destination appeal for residents and companies who may choose to locate offices in the area. The centric and open-air atmosphere of the Waterway Square District allows for it to become another ‘signature’ gathering spot in the downtown area of The Woodlands.

The Waterway Fountains form the north border of Waterway Square Park. This open-air plaza includes a bench area under a grove of shade trees providing outdoor seating for rest and relaxation, an interactive childrens' fountain and access to Public Restrooms that are available at 20 Waterway from 11:00 am to 6:00 pm, 7 days a week.

The plaza at Waterway Square is a great place to have lunch and during Spring Break 2009, it was also a great place to listen to live music. The festivities during The Woodlands Live at Lunch allowed visitors to experience the world-class fountains, and live music during Spring Break 2009. The Woodlands Convention & Visitors Bureau hosted a preview to the 2009 Live at Lunch series at Waterway Square on Monday, March 16, 2009 and Wednesday, March 18, 2009 Ramon Torres was the featured musician. The Live at Lunch series began April 7, 2009 and ran every Tuesday through April 28, 2009. Additionally, Waterway Square is home to Live at Five which features live music from several different bands with various musical genres each Wednesday during warm-weather months. If you are like many Americans, your backyard is your oasis from the world. This is the spot you choose to spend your time off with your family and friends. It is a place where you will do a lot of your living. Unfortunately, many Americans also find their backyards to be places that aren’t comfortable and relaxing. Often by lack of knowledge or even lack of creativity we create formal spaces that really aren’t quite suitable for relaxing.

If you are one of the many Americans seeking relaxing backyard ideas for your home and garden there are a few ideas below that may help you accomplish your goal. The first thing you must do however is identify what things you find relaxing. Just as many things in life, relaxation is not one size fits all.

Bird Paradise

The first suggestion is to create an area in which birds will come to rest. Many people find that bird watching is not only entertaining and enjoyable but also very relaxing as a hobby. You can do many things with your landscaping that will attract birds and other wildlife to your backyard. Some of those things include adding bird feeders that are kept well stocked to your backyard, landscaping with plants, bushes, trees, and shrubs that are attractive to birds, and providing a nice bird bath from which birds can drink and play. These types of backyards are very relaxing to bird lovers and can be enjoyed all seasons if you have a sunroom overlooking your backyard. Be sure to have a hammock where you can lie back and relax while waiting for those rare birds to make an appearance.

Natural Oasis

Mother Nature is a wise designer. If you take some of her greatest creations and features and have them in use on some scale in your back yard you should find a very organic and relaxing atmosphere from which to escape your day. I prefer using materials that are natural, particularly when landscaping or designing an outdoor living space. I find nature in and of itself to be quite relaxing. That doesn’t mean that I do not find a cedar hot tub relaxing I most certainly do (I also find the cedar to be a great fit for my backyard), it simply means that using materials that are natural for a good portion of the features is a great way to blend them all together. Wood fences, stone tables or birdbaths, slate fountains, and wood furniture are also great backyard additions.

There are many other fantastic and relaxing backyard ideas all around you. Just look around and see what you think will create the atmosphere you are hoping to achieve and remember that some people find a basketball goal as relaxing as you may find a nice quite place to read in the shade. By this I mean that there is no absolute right or wrong way to go about creating your relaxing backyard space. There is only the discovery or what is or is not right for you.

Existing Home Sales On The Rise

Existing-home sales got a boost in April with reported 7.6 percent increase in units sold, according to a report by the National Association of REALTORS (NAR). A number of factors played into the increase, including low interest rates, increased consumer confidence, and the expiring tax credit. Existing-home sales are on pace to reach 5.77 million units sold for 2010, which is 22 percent higher than the 4.70 million unit pace set one year ago.

Existing Home Sales By Region

Lawrence Yun, NAR chief economist, expected the increase. "The upswing in April existing-home sales was expected because of the tax credit inducement, and no doubt there will be some temporary fallback in the months immediately after it expires, but other factors also are supporting the market," he said. "For people who were on the sidelines, there’s been a return of buyer confidence with stabilizing home prices, an improving economy and mortgage interest rates that remain historically low."

First time buyers accounted for 49 percent of April's market activity, while repeat buyers accounted for 36 percent of transactions; the remaining sales were attributed to investors. All-cash sales held steady at 26 percent, compared to 27 percent the month before.

Distressed home sales were down 2 percent in April, accounting for 33 percent of reported sales. NAR President Vicki Cox Golder explains that buyers are still active, despite the expired tax credit. "It looks like the level of home sales that close in May and June will stay elevated, but many buyers remain in the market even without the tax credit," she said. "Some Realtors tell us they are very busy with clients who are entering the market now as a result of improved conditions, while others are welcoming a slowdown from frantic market conditions in recent months."

Freddie Mac reported 30-year, conventional, fixed rate mortgages were up slightly at 5.10 percent, compared to 4.97 percent in March.

MAY USHERS IN THIRD STRAIGHT MONTHLY INCREASE IN SALES OF SINGLE-FAMILY HOMES IN HOUSTON

Local REALTORS® Credit Ongoing Effects of Federal Homebuyer Tax Credit

 

HOUSTON — (June 15, 2010) — May marked the third consecutive month of positive single-family home sales across the greater Houston area, as consumers continued to take advantage of the federal government's homebuyer tax credit. While the credit required homebuyers to have contracts in place by April 30, closings may take place until June 30.

According to the latest monthly data compiled by the Houston Association of REALTORS® (HAR), May sales of single-family homes throughout the Houston market rose 19.1 percent compared to May 2009. That follows increases of 10.8 percent in March and 26.7 percent in April. Sales volume showed increases in all single-family home pricing segments, with the largest hike taking place among homes priced between $80,000 and $150,000.

Pricing leveled off last month. After seven straight months of appreciation, the average price of a single-family home dipped 0.9 percent from May 2009 to $209,920. The May single-family home median price—the figure at which half of the homes sold for more and half sold for less—slid 1.4 percent from one year earlier to $154,780. That followed 12 consecutive monthly increases in median price.

Foreclosure property sales reported in the Multiple Listing Service (MLS) were flat in May compared to one year earlier. The median price of May foreclosure sales rose 3.5 percent to $89,000 on a year-over-year basis.

Sales of all property types in Houston for May totaled 6,659, up 20.3 percent compared to May 2009. Total dollar volume for properties sold during the month was $1.3 billion versus $1.1 billion one year earlier, representing an 18.9 percent increase.

"The homebuyer tax credit was a real shot in the arm for the Houston real estate market, but we are beginning to see sales volume trend toward more seasonal levels now that the incentive has expired," said Margie Dorrance, HAR chair and principal at Keller Williams Realty Metropolitan. "This is still an excellent time to buy a home, as mortgage interest rates are at the lowest levels in more than half a century, and the Houston market in particular offers so many different varieties of properties to meet every consumer's unique needs."

May Monthly Market Comparison
The month of May brought Houston's overall housing market largely positive results when all listing categories are compared to May of 2009. Total property sales and total dollar volume increased on a year-over-year basis while average and median single-family home sales prices showed slight declines.

The number of available properties, or active listings, at the end of May rose 13.0 percent from May 2009 to 51,185. That represents 2,316 more active listings than one month earlier, in April 2010, and reflects additional housing inventory that hit the market as a result of interest in the homebuyer tax credit as well as general confidence in improved market conditions.

Month-end pending sales for May—those listings expected to close within the next 30 days—totaled 2,991, down 17.8 percent from last year. This is likely an indication that the effects of the tax credit are beginning to taper. The months inventory of single-family homes for May stretched slightly to 6.8 months compared to 6.2 months one year earlier, but remains better than the national months inventory of single-family homes of 8.4 months, reported by the National Association of REALTORS® (NAR).

Single-Family Homes Update

May sales of single-family homes in Houston totaled 5,693, up 19.1 percent from May 2009. This marks the third consecutive month of increased sales activity. Broken out by segment, May sales of homes priced from $80,000 and below increased 7.3 percent; those between $80,000 and $150,000 rose by the largest amount of all pricing segments—28.0 percent; those in the $150,000 to $250,000 range climbed 19.2 percent; and those priced between $250,000 and $500,000 were up 13.6 percent. Sales of luxury homes—those priced from $500,000 to the millions—edged up 5.1 percent, a dramatic drop compared to a 53.4 percent increase one month earlier.


Slower sales activity in the high end of the housing market contributed to a slight decline in pricing last month. The average price of single-family homes in May was $209,920, down 0.9 percent compared to one year earlier. That followed seven straight months of appreciated average pricing. At $154,780, the median sales price for single-family homes dipped 1.4 percent versus May 2009, ending a 12-month string of median sales price increases. The national single-family median price reported by NAR is $173,100, illustrating the continued higher value and lower cost of living that consumers enjoy in the Houston market.



HAR also breaks out the sales performance of existing single-family homes throughout the Houston market. In May 2010, existing home sales totaled 4,864, a 23.3 percent increase from May 2009. The average sales price of $196,410 edged up 0.7 percent compared to last year while the median sales price of $145,000 dipped 0.7 percent from its May 2009 level.

Townhouse/Condominium Update
The number of townhouses and condominiums that sold in May jumped 39.7 percent compared to one year earlier. In the greater Houston area, 552 units were sold last month versus 395 properties in May 2009.

The average price rose 3.3 percent to $162,945 from May 2009 to May 2010. The median price of a townhouse/condominium was flat year-over-year at $127,500.



Lease Property Update
Demand for single-family home rentals rose 12.4 percent in May compared to a year earlier. Year-over-year townhouse/condominium rentals increased 23.5 percent.
